Built in 1913 by Horton and Arthur Bright, the Otaki Theatre was a large and handsome building which stood on the site of the present Civic Theatre. The shop on the right appears to be a jeweller's shop with name "E …SER".
Image 1 would have been produced as an etching for publication in a newspaper, which possibly explains the pixalation. Image 2 added in 2021 was scanned on a more sophisticated scanner.
